HVAC Inspection Checklists

Air Conditioner & Heat Pump 21-Point Inspection
  1. Inspect and clean the outdoor condensing unit
  2. Inspect the indoor coil
  3. Inspect for visible refrigerant leaks
  4. Inspect the condensate drain pan
  5. Inspect the condensate drain line and p-trap
  6. Inspect wiring and control unit
  7. Inspect the blower assembly
  8. Inspect the thermostat operation and programming
  9. Verify suction and discharge pressure
  10. Verify supply and return air static pressures
  11. Inspect safety controls
  12. Inspect electrical components
  13. Verify temperature drop (and rise on heat pump)
  14. Verify correct superheat or sub-cooling
  15. Verify motor amps

Ductless Mini-Split 22-Point Inspection: Outdoor Unit
  1. Inspect and clean the outdoor condensing unit
  2. Inspect the indoor coil

  2. Inspect and clean filters
  3. Inspect and clean blower wheel
  4. Inspect and clean indoor housing
  5. Inspect and clean condensate line
  6. Inspect and clean indoor coil
  7. Verify condensate pump operation
  8. Verify correct voltage and communication to equipment
  9. Flush drain line
  10. Inspect flare connections and and refrigerant lines
  11. Inspect and clean louvers
  12. Cycle equipment to verify operation
  13. Provide a written diagnostic report of findings
Electric Furnace 12-Point Inspection
  1. Inspect fuses
  2. Inspect limit switches
  3. Verify sequencers operating properly
  4. Verify heat strip amp draw
  5. Verify continuity of heat strips
  6. Verify blower motor amps
  7. Inspect low voltage wiring
  8. Inspect line voltage wiring
  9. Clean or replace 4” media filter or clean Electronic Air Cleaner (if needed)
  10. Inspect thermostat operation and programming
  11. Cycle equipment to verify operation
  12. Provide a written diagnostic report of findings
Gas Furnace 21-Point Inspection
  1. Inspect wiring and control circuit
  2. Inspect blower assembly
  3. Visually inspect heat exchanger(s)
  4. Check/adjust fuel and air mixture
  5. Inspect venting and combustion air
  6. Check flame rectification and clean sensor
  7. Check/adjust inlet and outlet gas pressure
  8. Inspect for gas leaks
  9. Inspect safety controls
  10. Inspect electrical components
  11. Verify temperature rise (dry bulb)
  12. Verify flue temperature and draft
  13. Verify motor amps
  14. Clean the control panel, burners, and wipe down equipment
  15. Verify supply and return air static pressures
  16. Verify correct voltage to furnace equipment
  17. Test and measure carbon monoxide
  18. Inspect thermostat operation and programming
  19. Clean or replace 4” filter if needed
  20. Cycle equipment to verify operation
  21. Provide a written diagnostic report of findings
Hot Water Tank 12-Point Inspection
  1. Verify hot water temperature
  2. Verify flame visibility and performance
  3. Verify temperature setting at tank
  4. Inspect and clean burners
  5. Inspect for rust and leaks
  6. Verify operation of relief valve
  7. Inspect venting system
  8. Drain 5 gallons of water from drain valve
  9. Verify earthquake straps intact and tight
  10. Wipe down equipment
  11. Cycle equipment to verify operation
  12. Provide a written diagnostic report of findings
Make Up Air System 11-Point Inspection
  1. Verify fan hood triggers system
  2. Verify Heat strip amps
  3. Verify blower amps
  4. Inspect current sensor installation and wiring
  5. Verify current sensor setting
  6. Inspect blower wheel condition
  7. Wipe down equipment
  8. Change filter
  9. Inspect thermostat operation and programming
  10. Cycle equipment to verify operation
  11. Provide a written diagnostic report of findings
Tankless System 14-Point Inspection
  1. Verify hot water temperature
  2. Verify flame visibility and performance
  3. Inspect and clean burners
  4. Inspect and clean flame sensor
  5. Inspect and clean spark rod
  6. Inspect and clean inlet filter
  7. Verify operation of relief valve
  8. Check for and investigate any fault codes
  9. Inspect venting system
  10. Flush system with white distilled vinegar*
  11. Clean equipment with pressurized air
  12. Wipe down equipment
  13. Cycle equipment to verify operation
  14. Provide a written diagnostic report of findings
*Flush not applicable if unit is more than 5 years old.
